BREEAM and building thermography: when is a survey required?

How a thermographic survey can support building-fabric assessment under an applicable BREEAM scheme—and why the project assessor must confirm the precise requirements.

What is BREEAM?

BREEAM is a building sustainability assessment framework. Some BREEAM schemes include building-fabric testing and inspection as part of commissioning and handover. However, not every BREEAM project requires an identical thermographic survey. The applicable scheme, version, building scope and credit criteria must be confirmed with the project's BREEAM assessor.

Where can thermography fit in?

For example, the BREEAM UK New Construction 2018 technical manual includes building-fabric testing and inspection within Man 04: Commissioning and handover. Its evidence requirements include a thermographic survey and air-leakage report, qualifications of suitably qualified professionals, and confirmation of remedial work where required. Other scheme versions may differ; the assessor should verify the registered project requirements.

Thermography can document apparent thermal irregularities in building-envelope elements and help target further investigation. Air leakage testing is a separate procedure. A thermal image alone is not proof of compliance, insulation thickness, airtightness, moisture content, or the cause of a concealed defect.

Who can carry out the survey?

BREEAM specifies appropriately qualified professionals for particular scheme credits. Under the cited UK New Construction 2018 manual, an appropriately qualified thermographer and competent interpretation are material requirements; the exact qualification route and any oversight arrangement should be confirmed with the assessor before booking. A degree in architectural technology or façade specification experience does not by itself establish thermography certification.

Do I need this assessment?

If your design team is requesting a BREEAM-related survey, send Vertex the scheme and version, the relevant credit or assessor's brief, the building type and programme. We can discuss the building-envelope and junction scope and identify any specialist qualification or testing requirements that must be fulfilled separately. Vertex does not claim to be a licensed BREEAM assessor or promise BREEAM certification through this enquiry.
