About Vertex Building Diagnostics

A clear approach, from enquiry to report.

We define the building-envelope question before selecting an investigation or calculation. You receive an agreed scope and an explanation of findings, assumptions and limitations—not just a collection of thermal photographs.

How it works

Four steps, with no surprises.

01

Share the building concern

Tell us where the issue occurs, what changes with weather or heating, how long it has been present and what has already been tried. Photographs and the approximate property location help us review the enquiry.

02

Agree the investigation scope

A free initial enquiry review is not a diagnosis. Where a paid investigation may be appropriate, the intended areas, necessary equipment, competence, travel, suitable survey conditions, limitations and fee would be agreed in advance.

03

Observe and measure

An appropriately scoped visit may include relevant construction observations, thermal images, room and surface temperatures, humidity and comparative moisture readings. The methods used depend on the problem and the site conditions.

04

Explain findings and next steps

A written account would separate measurements and visual observations from potential causes, note uncertainty and identify when further testing or a different specialist is needed.

Methods, competence, equipment, access, travel and suitable survey conditions are confirmed for each project. A temperature pattern alone does not prove a concealed defect or its cause.

Reporting approach

What your report could contain

The framework below is illustrative, not a completed customer report. The final deliverable follows the agreed technical scope: a straightforward desktop calculation is not the same as a comprehensive site investigation.

01

Client, property and agreed scope

Property address, client, survey objective, date and areas examined. Clearly state which areas and issues were outside the instruction.

02

Construction and background

Record relevant information about the building and reported symptoms. Distinguish customer-provided information from independently observed facts.

03

Survey method and conditions

Record inspection method, equipment identification and available calibration information, indoor/outdoor temperatures, humidity and relevant weather or heating conditions.

04

Visual and thermal observations

Pair appropriate visible-light photographs with thermal images, scales, image locations and any relevant measurements. Show both expected patterns and unusual observations where useful.

05

Interpretation with uncertainty

Explain what was observed, possible explanations and the limits of any conclusions. A colour contrast alone is not evidence that a defect is present.

06

Proportionate next steps

Separate recommendations for monitoring, further tests, specialist referral or potential remedial consideration. Avoid promising that a particular repair will solve an unconfirmed problem.

Findings distinguish observed evidence from interpretations and note uncertainty. Referencing technical guidance does not represent a claim of certification or accreditation.
